Why this landed on brokers' desks
In May 2024 HUD published guidance on how the Fair Housing Act applies to the use of artificial intelligence and automated systems in housing, covering tenant screening and the targeting and delivery of housing advertising. It interprets existing law rather than creating a new rule, and it is explicit that using a third party's system does not move responsibility onto that third party.
Listing copy itself sits under the older and simpler prohibition: a housing advertisement may not state a preference, limitation, or discrimination based on a protected class. A tool that writes a beautiful sentence has no idea it just did that. Somebody in your office has to.

What brokers ask first
Is this a compliance course?
No, and we are careful about that word. The session teaches a review habit and gives your office a shared checklist for AI-written copy. It is not legal advice, it does not certify anyone, and it does not make your brokerage compliant with anything. Your broker and your attorney still decide what goes out.
Our agents are already using these tools. Is this too late?
That is the reason to do it. The risk is not agents adopting AI, it is agents adopting it privately with nobody looking at the output. A brokerage where 30 agents each have their own unreviewed process has 30 different exposures.
Do we have to buy software?
No. The workflow runs on tools your office already has, and the free tiers are enough for most of it. If we think a paid tool earns its subscription for your office we will say which one and what it costs, and we take no commission from any vendor.
How long does the sales meeting session take?
90 minutes, in your regular meeting slot, at your office. We arrive early and set up so the meeting starts on time.
What do agents actually walk out with?
